The Custom Home Building Process

The homebuilding process can be a stressful one. But with LaFollette Custom Homes, our qualified team of professionals who live right here in Bryan | College Station will guide you through every step. The path below will help you get started. 1.  Select a reputable builder 
As a potential homebuyer, you should take time to evaluate each builder�s products, and ask for references from their customers. You should also check the builder's history with the Brazos Valley Better Business Bureau and the Texas Residential Construction Commission. Find out how long the builder has been in business and how many houses they have built. Ask the builder if this is a full-time career for the builder and whether or not they have competing career commitments. Answers to these questions should help you determine if the builder has the expertise and the time commitment to oversee the construction of your home.
 
2.  Select a lender
Determine with your builder who is going to be responsible for the interim construction financing. Pre-qualify with a lender and investigate your mortgage options. Compare several quotes from various lenders to determine who will give you the best deal.
 
3.  Design a plan
Meet with our design team, which may include a draftsman, architect and an interior designer in order to develop the right plan for your family. During this process we will help you determine the building specifications for your house as well as the estimated cost of construction.
 
4.  Sign a contract
After agreeing upon a plan, the building specifications, and the price, you should be ready to sign a contract. Make sure that you understand construction time frames, buyer�s responsibilities, builder�s responsibilities, systems for inspections, change orders, and selection processes, as well as the builder�s warranty.
 
5.  Preconstruction meetings
We will meet with you prior to construction in order to clarify and expedite the selection of the various components within the house that you will be given allowances for, as well as determining exactly which vendors to make these selections at and the time frame for making them.
 
6.  Construction process
We will walk you through the construction process and make sure that you understand the broader aspects of the construction of your home as well as your involvement during this process. This is a good time to take pictures of the various stages of the construction of your home.
 
7.  Closing the sale
Prior to closing the deal, we will walk through your new home with you and make sure that we have completed the job to the last detail so that you are 100% satisfied. We will personally meet with you at the closing and deliver your keys as well as a binder containing your manufacturer�s warranties and all instruction manuals.
 
8.  Post construction meeting
We will meet with you at your new home and help you to become familiar with the location and operation of all the appliances and mechanical devices in your home. This meeting will ensure that you understand how best to care for your home and its maintenance.
 
9.  Warranty and Service
We will review the home warranty with you making sure that you understand exactly what to expect from us in case a need for service arises. We will make sure that you understand how to contact our service department and submit any requests for repairs.
